The harsh end to October should make everyone that owns a home, especially a second or investment home at the beach, aware that preparation is needed for your dwelling.
On LBI, we often get nor’easters that bring high wind and cold temperatures. Here are some tips to get your house ready.
If you have exposed pipes, make sure the water is turned off and the pipes are drained. One of the most common problems with a beach house is broken outside shower pipes. Drain the pipes and make sure no freestanding water is left in them. If you do not have an air compressor, call a plumber. If your house is on pilings, cover the flood vents to prevent cold air from rushing in and freezing your pipes.
Either drain all of your pipes in your house if you are away for a prolonged period of time, or turn your heat on, and set it to 62 degrees. Open all of your cabinets where plumbing exists, like bathroom vanities, especially if they are on an outside wall.
Take a look at your flashing on your roof around pipes and chimneys. Make sure that the calk is in good shape around windows and outside receptacles.
Now is the time to have a furnace inspection to make sure you do not loose heat in the winter. For a vacation home, a service that monitors the temperature in your house is a good idea, in case of last power.
Remember that you can always call your realtor to check on your house if you have questions!
